Naples Named Most Desirable - Undervalued

Back in 2004-2006 Naples was at the top of the list for the best beaches, best cultural events, best shopping, best weather and the list went on and on. We also had a real estate market that was white hot.

We now are seen as the most attractive bargain opportunity community. Median home prices are now $200,00 down from $467,000. I don't know if this is good or bad but I do know, as a Realtor, I have never been busier or more frustrated. Finding the perfect house for a couple you enjoy working with is the perk of this profession. Try getting them to the closing table. Not easy. Appraisals, home inspectors, USDA loan lenders underfunded, and now new rules on the HUD 1 sheets pertaining to rate changes before a closing. Wow. Who could ask for more? But, we are still pending and selling in Naples. Every day the number of contracts written is encouraging. I hope the next time I post a blog I will have my buyers in their homes and I'm working with new buyers, not picking up the pieces of a busted transaction.
